    San Antonio came out on top, out of 98 cities nationwide, in a recent article by NuWire Investor which ranked the top ten places to invest in 2007. The rankings considered population, job growth, home values, vacancy rates and unemployment rates. They also considered affordability, which was determined by comparing median income for the area to average expenses. San Antonio - the largest city on the list - was given a perfect ten on its affordability and rent strength. San Antonio had the second-highest job growth on the list, at 8.87 percent from 2000 to 2006. Texas is very well represented on the list of the top ten places to invest, with Garland, Lubbock, Laredo and Fort Worth also making the cut.

    Texas surpasses national home appreciation rate

    According to recent figures from the Office of Federal Housing Enterprise Oversight, home prices in Texas increased 6.9 percent during first quarter 2007, well above the 4.3 percent national average.

    "Despite the national slowdown, Texas is still strong," said Dr. James Gaines, research economist with the Real Estate Center at Texas A&M University. "There's no reason prices shouldn't continue to rise despite the increase in foreclosures and the slowdown in transactions, construction and new home starts."

    By comparison, home appreciation slowed to 1.2 percent in California and 3 percent in New York. Nevada price increases virtually disappeared at just .6 percent. Even rapidly growing Florida and Arizona reported value increases of 4.3 percent and 5.2 percent, respectively.

    Within Texas, there is a wide variation in appreciation rates in the 25 metropolitan areas. Combined with low interest rates, strong job growth and limited supply on new housing in many markets, Gaines says some of the appreciation rates are astounding.

    "Among the state's large metro areas, Austin and San Antonio are seeing the strongest rate increases at more than 10 percent," he said. "With low levels of inventory and building permits off by over 20 percent in each community, it's easy to see why these two markets are humming."

    Meanwhile, the energy industry is fueling strong housing markets in some smaller metros. Home prices are up more than 21 percent in Midland and 16 percent in Odessa. Victoria prices are up 8.3 percent.

    Gaines said some border communities are on fire as well, thanks to a surge in government hiring and business activity. Laredo is up 16.6 percent, while El Paso is up 11.2 percent.

    While Texas seems to be bucking the national trends in home price appreciation, the Lone Star State shares the national phenomenon of increasing foreclosure rates.

    "Texas is no longer making headlines as having the most foreclosures in the country," Gaines said, "but rising foreclosures is still a source of concern for all industries related to the housing market."

  • San Antonio, Texas area still leading in sound real estate investment opportunity

    San Antonio area is still holding solid and true for real estate investment. The average increase per year is 8% - 10%. This is great for folks wanting to purchase real estate in our area. This provides for a sound market. Canyon Lake area has seen higher increase in some type of properties like lake front and lake view.

    Folks are buying in Canyon Lake, Texas area now at todays prices to hold for future retirement or investment, and using as vacation homes and rental properties.

    We have experienced a lot of rain this year. It has kept the lake level up and and the scenerary green. Canyon Lake is a beautiful clear blue water lake. Deep in the center. Refreshingly fed by the clean clear cool water of the Guadalupe River.

    River front property sells as quickly as it comes on the market. It is a popular rental property and brings it very high dollar weekend and weekly rates.

    I do wish we had more inventory in Canyon Lake. Seems a lot of folks are holding onto their property. San Antonio has a good supply. However, the turn over is fast. In the first time home buyer bracket, of say $100-$125,000, those homes that are in good condition sell in a matter of days.

    San Antonio including the Texas Hill Country and Canyon Lake is # 1 in Texas currently for % increase. Houston was at about 5%.

  • Recent rain and weather in Canyon Lake,TX area

    Spring time was great for our area. We received a nice amount of rain this year. Everything is green and the lake and river is full and beautiful.

    There was some national footage that showed some flash flooding. This was just a few low lying campsites on the River that had RV's and campers leave for a few hours during a flash flood. We had no flooding of homes or businesses, nothing like that.The area is looking beautiful and lush.

  • New Boat Ramp dedicated at Canyon Lake Near Mystic Shores

    April 3rd the Canyon Lake Chamber of Commerce hosted a dedication of the new boat ramp on Cranes Mill Road. Local politicians and citizens worked hard to get this boat ramp approved and created. It is located adjacent to the beautiful master planned Mystic shores gated community and will give residents and near by place to launch their boats. It also has a loading dock.

    Mystic Shores also donated land on FM 306 for a new fire & EMT station. This will give all of the residents in the area more peace of mind.
